Rental Requirements

Applications will be screened in the order that they are received. An in person or virtual (FaceTime/Zoom/etc.) tour must be completed before an application can be submitted. The application must be complete when submitted.

All individuals 18 years and older must be on the lease as applicants.

Income Requirement

Income must be 2.5x the rent per month.

  • Must be currently employed or have sufficient consistent income to meet requirements as stated above.
  • For housing vouchers, please refer to RCW 59.18.255 for calculating required income.
  • Verification Options:
    • Verification Option 1: Current and past two months of paystubs
    • Verification Option 2: Evidence of two months of bank deposits equaling minimum as defined above
    • Verification Option 3: Bank/employment evidence proving qualification for tenant’s portion of rent
References

Current and two prior positive landlord references with no unpaid evictions or balances owed.

Credit score

All applicants must have a credit score of 720 or greater.

  • Upon approval, applicants have 48 hours to accept and sign a lease agreement. If additional time is required to seek language interpretation services or translation services or if a reasonable accommodation is needed for a disability, please submit your request to a leasing agent.
  • The landlord is prohibited from requiring disclosure, asking about, rejecting an applicant, or taking an adverse action based on any arrest record, conviction record, or criminal history, except for registry information as described in subsections 14.09.025.A.3, 14.09.025.A.4, and 14.09.025.A.5, and subject to the exclusions and legal requirements in Section 14.09.115.
  • Within the City of Seattle, the landlord is prohibited from taking adverse action against a tenant based on eviction history occurring during or within six months after the end of the civil emergency proclaimed by Mayor Durkan on March 3, 2020, and that the Seattle Office for Civil Rights is the department that will enforce any violations of this ordinance.
  • Additional time for the application can be requested in writing over email or the advertising service's messaging medium. For record keeping purposes, verbal requests are not accepted.
  • Exceptions to the screening requirements are not permitted - Section 14.08.040.A.5 requires that all applications are assessed under the same standards.

Rental Application Process

How the application process works:

  1. Perform a tour of the home - either in person, or virtually
  2. Submit an application.
    • A link to the application will be provided after the tour.
    • One application applies for all applicants - please include all information for all applicants.
    • Must submit an unexpired State or Federally Issued picture ID bearing signature in the application. Acceptable forms of ID: Passport, Driver's License or State ID, Active Duty Military ID, or US Visa.
  3. Perform the credit check.
    • We rely on a third party, Apartments.com, to perform credit checks and manage billing.
    • An invite will be sent to the applicants' emails after the application is complete.
    • Each applicant will be responsible for completing a credit check independently.
    • The one time cost is $39 per applicant, billed directly by Apartments.com to the applicant.
  4. Sign lease documents and submit first month's rent and damage deposit via Apartments.com.
  5. Move in! 🎉
